We realize that money spent on a new roof is not something anyone looks forward to, but if you take the time to install a quality roof system for what may be your most valued possession, it will pay you back in time. Choosing a better quality shingle than what every other house on your block is using will do a number of things for you. First, it raises your property value. It will help in reselling your home faster with a curb appeal you just don’t find in every home. A quality roof system can also lower your annual homeowners insurance by up to 45 percent. If a new roof cost you $15,000 dollars, and it lasts you 25 years, that is a cost of $600 per year. If it saves you that much on your homeowners insurance each year, it pays for itself! A tile roof system will insulate your home much more effectively than shingles. After a Progress Energy calling for a 25 percent increase in 2009, the savings can be even more substantial. The key to installing a quality tile roof system is in the underlayment. We use quality underlayment to keep the water out of your home. In the 1990s, a new system was developed that uses the tile to stop the water from entering your home. However, Acoma Roofing Inc. has never installed a tile roof using this system because it simply isn’t up to our standards. Do not automatically choose the lowest price. One contractor’s bid might be higher because the materials used are of better quality or because the work will be especially thorough and therefore may require more time and labor. Ask the roofing contractor for local references and find out if these customers were satisfied with the contractor’s work. Contact your local Better Business Bureau to learn how long a contractor has been in business and if the firm has been responsive to any complaints filed. As an industry, roofing ranks number 18 in complaints filed with the Better Business Bureau, with only a 59.7% settlement rate. Some contractors will use subcontractors who do not have the proper workers’ compensation insurance coverage, which can add up to huge liabilities for a homeowner if one of the workers were to get hurt on your property. Most importantly, ask the contractor if the company is insured against claims covering workers compensation, property damage, and personal liability in case of accidents. Then call to verify the contractor’s insurance coverage after obtaining the name of the carrier and agency. Finally, check to see if your contractor is licensed and can bond your job. Bonding will come with a small fee but is worth the money if the contractor cannot finish the job for any reason. Roofing is not an exact science. Expensive hidden problems can be uncovered once work has begun. Be sure to get a cost for any extra time and material written into the contract. Finding a design-conscious contractor can be difficult. Even the most successful roofers are often tempted to sell homeowners on a less expensive shingle, for fear of losing the roofing bid. In this scenario, the homeowner often loses by getting a lesser shingle. On high-end homes, the difference between an average shingle and an upgraded product can mean thousands of dollars in lost resale value, not to mention the joys of owning the most beautiful roof on your block. As with any large investment, it is wise to do your homework first. |
